About The Client
We take great pride and extra care to ensure that our properties are well maintained and that our property management team is responsive to tenants' requirements when we manage properties in which we have a financial stake. This strategy has been the key to our success, as it keeps our tenants satisfied and frequently leads to additional opportunities to work with them.
The Director will oversee the Leasing and Marketing teams, negotiate complex leases, and represent Leasing in real estate transactions. This role requires candidates to fulfill all required duties well. A successful candidate for this position must be able to perform each essential duty satisfactorily.
Job Responsibilities:
• Oversee Leasing and Marketing team, which develops marketing plans and call lists for agents, identifies and qualifies potential tenants, negotiates LOI's and Leases, and coordinates with internal departments (Legal, Property Management, Maintenance) to ensure a smooth transition from prospect to LOI to Lease execution
• Work with leasing agents on deal structure, lease terms, and managing the deal
• Review and approve the work of the leasing agents prior to execution by property ownership
• Act as the leasing agent on any complex deals in this region, including those with national and large regional tenants, leases with significant improvement or construction requirements and any leases that require significant revisions or provisions in addition to our standard forms
• Act as the leasing representative in West Texas and SE New Mexico based real estate transactions reviewing existing leases, analyzing market potential, and identifying potential risks to the transaction from the leasing perspective, and as the deal lead in moving some real estate transactions through the negotiation process
• Work closely with peers in other departments to ensure goals and business objectives are consistently met, and departments are working in alignment
• Set departmental goals, track progress, and adjust as needed to align with company goals and priorities
• Develop clear standards and metrics to measure employee performance and conduct regular reviews of staff performance against established goals and expectations
• Manage department’s hiring plan and lead hiring efforts as needed
• Develop processes to onboard new employees, determine training needs for Leasing and Marketing staff and build training and career development plans for employees
• Abide by all company policies and procedures and local, regional, and federal regulations, and ensure team compliance with same
• Perform all other duties and responsibilities as directed and assigned by management.
Job Qualifications:
• Bachelor’s degree required
• Real estate license preferred
• Minimum of five (5) of experience working in commercial leasing; retail-specific expertise strongly preferred.
• Experience dealing with national and large regional tenants and working on a wide variety of retail deals including standard shopping center leases, single tenant net leases, ground leases, build to suit leases, etc. strongly preferred.
• Minimum of five (5) years of experience managing and leading teams.
